Plumbed's rates are highly competitive with other leading London property maintenance companies. Most work is either a clear hourly rate or a fixed quote agreed before we start, so you always know what you are paying before we lift a tool.

  • There is a minimum one-hour charge on all jobs. After that, work is charged in 30-minute increments.
  • All prices are subject to VAT.
  • Prices exclude the cost of materials, which are charged at cost plus 20% when supplied by us.
  • Congestion and parking charges are additional where they apply.

Boiler installation guide

The cost of a boiler installation varies with the property, system requirements and boiler chosen. We will always recommend the most suitable, energy-efficient boiler for your home, and for the best performance and longevity we recommend a system power flush and smart heating controls with every new boiler.

We install market-leading boilers from Vaillant, Worcester Bosch and Ideal. As Vaillant Advance Installers and members of the Ideal Installer Scheme, we can offer extended manufacturer warranties on selected installations. The figures below are a guide only and vary with the boiler location, flue, controls and any system upgrades required.

Air source heat pumps

Every property is different, so we carry out a full heat-loss calculation before specifying an air source heat pump, taking in room sizes, window types, insulation and building fabric. We then provide a detailed proposal covering the system design and any upgrades needed. We install market-leading heat pumps from Daikin and Samsung.

Homeowners may be eligible for the Government's Boiler Upgrade Scheme (BUS), currently offering a grant of up to £7,500 towards installation. All heat pump installations are quoted following a full property assessment.

How quickly can you respond?

We aim to respond to plumbing emergencies the same day, often within a few hours for leaks and burst pipes. For booked work like a bathroom renovation or boiler install we agree a date in advance and we turn up on that date.

Are your team fully qualified and insured?

Yes. Every plumber, heating engineer and electrician on our team is fully qualified, experienced and insured. You are covered for the work we carry out, and we provide the relevant certificates on completion.

Do you charge a call-out fee?

Pricing is transparent. We will explain any call-out charge before we attend, and in many cases the call-out is included in the cost of the repair when you go ahead. No surprises on the invoice.

What payment methods do you accept?

We accept bank transfer, card payments and cash. Payment is usually due on completion of the work. For larger projects like full bathroom renovations we are happy to discuss staged payments.

How much does a new boiler cost to install?

It depends on the boiler chosen and any pipework or controls upgrades that come with it. We quote in writing after a free survey so you know exactly what's included. See our price list for how each service is priced.

What size boiler do I need?

It depends on your property, the number of radiators, the bathrooms, and your hot water demand. We carry out a full survey before recommending a boiler so you don't end up oversized (wasting money) or undersized (struggling on the cold mornings).

How efficient are modern boilers compared to older ones?

Modern boilers run at around 95 to 98 percent efficiency, far better than older systems that often drop below 70 percent. That translates into less wasted gas and meaningfully lower running costs, especially replacing a 15+ year old boiler.

Will a new boiler reduce my energy bills?

Usually yes, especially if your existing boiler is older. Modern boilers run at around 95 to 98 percent efficiency. Combined with smart controls or weather compensation, savings can be meaningful over a year.

How long does a boiler install take?

Most boiler installations are completed within one to two days. Where pipework upgrades or full system changes are involved it can run a little longer. We give you a clear timeline as part of the quote.

Combi, system, or regular, what's the difference?

A combi heats water on demand from one unit, no tank required. A system boiler uses a hot water cylinder but most components are inside the boiler. A regular (heat-only) boiler uses both a cylinder and a cold water tank. We will recommend the right type based on your home and water use.

Do I need to upgrade my gas pipe or radiators with a new boiler?

Not always. We check existing pipework and radiators as part of the survey. Sometimes an upgrade makes sense for efficiency or performance, sometimes the existing setup is fine. We only recommend what is genuinely needed and we flag it before the quote.

What warranty do new boilers come with?

Modern boilers carry warranties between 5 and 12 years depending on manufacturer and model. We register the warranty on your behalf so you don't have to chase the paperwork.

Is it worth upgrading to a smart thermostat or weather compensation?

For most homes yes. A smart thermostat gives you remote control and usage insight. Weather compensation adjusts heating output based on outside temperature, cutting gas use. Both typically pay back over a couple of years.

How often should a new boiler be serviced?

Once a year. An annual service keeps the boiler running efficiently, catches wear before it becomes a breakdown, and keeps the manufacturer warranty valid.

Can you fix leaking pipes and taps?

Yes. Leaks are the most common job we handle. We trace the source, stop the water loss, and repair or replace the affected fitting or pipework on the same visit where we can.

How do I know if I have a hidden leak?

Common signs are a sudden jump in your water bill, damp patches that keep growing, mould around skirting, low water pressure, or the sound of running water when nothing is on. If you spot any of these, get us out for a look before damage spreads.

Can you help with low water pressure?

Yes. We diagnose the cause first (blockage, stop tap, mains supply, internal leak, scale build-up) and then recommend the most cost-effective fix. Sometimes it's a 10-minute job, sometimes it needs more work, we tell you straight.

Do you provide bathroom design?

Yes. We can help with layout, fixture selection and finishes to suit your space and budget. If you already have a design, we are happy to fit that instead.

Do you supply the bathroom suite or just install it?

Either. We are happy to install a suite you have already chosen, or supply the full suite and finishes as part of the project. Supplying through us means everything is covered under one warranty.

Do you do the tiling as part of the job?

Yes. Wall and floor tiling is all done by our team as part of the bathroom project. One crew across the whole job means a cleaner finish and no gaps between trades.

How long does a bathroom renovation take?

Most bathrooms take one to two weeks depending on size, complexity, and whether tiling is full-height. We give you a clear day-by-day plan with the quote.

How much does a new bathroom cost?

It depends on the suite, the tiling, and the underlying plumbing once the old suite is out. We provide a free, itemised quote after a survey so you can see exactly where the money goes.

Will I need to arrange other trades?

No. We coordinate all trades, including qualified electricians and tilers, so the whole project runs through us. You only need to make decisions, not chase contractors.

Can you work with small or awkward spaces?

Do you remove and dispose of the old bathroom?

Can you unblock drains quickly?

Yes. Most domestic blockages are cleared on the same visit using professional jetting and rodding equipment. We carry it on the van so we don't need a second trip for tools.

What causes drains to block?

Common causes are grease build-up from kitchen sinks, wipes flushed where they shouldn't be, hair, food waste, and tree root intrusion in older clay pipework. We identify the cause so it doesn't keep happening.

What are the signs of a blocked drain?

Slow draining sinks and showers, gurgling noises at the plughole, bad smells, or water backing up in toilets or outside gullies. Any of those and it is worth booking a visit before it gets worse.

Do you use high-pressure jetting?

Yes. We carry professional jetting equipment on the van for stubborn blockages and full pipe cleaning. It clears grease, scale and debris that rodding alone cannot shift.

Can you inspect drains with a camera?

Yes. We carry out CCTV drain surveys to locate blockages, damage, or structural issues. You get a report with the exact location and recommended next steps.

Do you offer regular drain maintenance?

Yes, especially for landlords and managing agents. Planned maintenance keeps drains clear and avoids the more expensive emergency call-outs.

Can you fix damaged drains?

Yes. We repair or replace damaged pipework, including issues caused by cracks, collapses, or root intrusion. We will explain the options and cost before any work starts.

How can I prevent drains blocking?

Avoid pouring grease and oil down the sink, never flush wipes (even ones labelled flushable), and consider an annual maintenance check if your line is older or you have had repeat issues.

What is leak detection?

Leak detection is the use of specialist equipment to find hidden water leaks inside walls, under floors or in underground pipework, without ripping the property apart to look for them.

What are the signs of a hidden leak?

Unexplained high water bills, persistent damp patches, mould growth, low water pressure, or the sound of running water when no taps are on. Any of those and it is worth a call before the damage spreads.

How do you find hidden leaks?

We use acoustic listening equipment, thermal imaging cameras, and pressure testing to locate leaks accurately, with as little damage to the property as possible.

Will you need to damage walls or floors?

In most cases we can locate the leak with little or no disruption. If access is needed, we keep it as small and controlled as we can.

Can you fix the leak once you find it?

Yes. Once located we can carry out the repair the same visit where possible, or quote it for you to pass on to your insurer.

How long does leak detection take?

Most visits are completed in a few hours, depending on the complexity of the property and how accessible the pipework is.

Do you provide reports for insurance claims?

Yes. We provide detailed leak detection reports including imagery and pressure-test data that loss adjusters accept for buildings insurance claims.

Can you detect leaks under floors or outside?

Yes. Our kit locates leaks under solid floors, behind walls, and in external pipework, including buried mains supplies and drains.

Do I need leak detection or a standard plumber visit?

If the source is obvious (a visible dripping joint, a failed tap washer) a standard visit is fine. If damp is appearing with no visible cause, leak detection saves guesswork and unnecessary damage.

What does leak detection cost?

What electrical services do you offer?

Do I need an EICR?

Landlords are legally required to have a valid EICR every 5 years. Homeowners are also strongly advised to have regular inspections, especially when buying or selling a property.

How long does an EICR take?

Most EICRs take between 2 and 4 hours depending on the size of the property and the condition of the installation.

What if my EICR fails?

If issues are found, we explain what needs to be fixed in plain English and we can carry out the remedial work to bring the installation up to standard.

Are your electricians qualified?
